If you are thinking about selling provide as much information as possible. Keep in mind that a CMA is a marketing tool - not an appraisal. a CMA provides a range of prices in which similar properties to yours have sold and it is often an indicator of what price your property is likely to sell for.
If your property is located in the state of Maryland and the market analysis is being prepared by a real estate licensee and not by a licensed Maryland appraiser, the Maryland Real Estate Commission requires that specific language be included in the Competetitive Market Analysis report, as follows:
"COMPETETITIVE MARKET ANALYSIS DISCLOSURE - This analysis is not an appraisal. It is intended only for the purpose of assisting buyers or sellers or prospective buyers or sellers in deciding the listing, offering, or sale price of the real property."
